Frequently Asked Questions

Q: When is my rent due?
A: Rent is due on the first day of every month. If the office is closed, it can be placed in the front door drop box at the office – 618 Calhoun Street, Radford, VA 24141.

Q: When is the rent considered late?
A: Rent is considered to be late after the 1st of each month; there is a grace period through the 5th. After the 5th, your rent is late, and a late fee of $50 per person will be added to your account.

Q: My lease doesn’t begin until the end of the month; why is my first rent payment due on the first of the month?
A: Many of our leases are not 12 month terms. Student housing leases are a few weeks shy of a full year. As a convenience to our tenants and to avoid the confusion of prorated rents, we take the total amount of rent due for the entire term of the lease and divide it into 12 equal installments.

Q: Can I pay with cash?
A: No. For security purposes, our office does not accept rent payments in the form of cash.

Q: Do you accept credit or debit card payments?
A: Yes. We do accept electronic form of payments (Visa & Master Card if making payment in office).

Q: What is a money order, and how do I get one?
A: A money order is a prepaid check. You can go to Food Lion, 7-Eleven, Walmart, Kroger, or your local bank to get a money order. Take your cash to them, and they will put it on a money order that may be submitted to our office for payment.

Q: Do I need to set up an appointment to sign a lease?
A: Not necessarily. If you would like to sign a lease, you may stop by our office during office hours to do so if you are approved and if the apartment is available.

Q: Can I sign a lease by myself?
A: In order to execute your lease agreement, all prospective tenants will need to be present to sign the lease. If there are scheduling issues, you may sign with one less than the number of bedrooms in the apartment. (for example, three people may sign for a four bedroom)

Q: What do I need to bring with me to sign a lease?
A: A minimum of a $100 security deposit fee payment is required to hold your lease; the security deposit balance must be paid in full within 30 days. A photo ID is required to sign a lease.

Q: What is a guarantor statement?
A: A guarantor statement ensures that there is someone else financially responsible for paying fees on the account in the event that we have not received payment from the tenants.

Q: When is my security deposit due?
A: The security deposit balance is due within 30 days of signing the lease agreement.

Q: Does my security deposit cover the first/last rent payment?
A: No. Although they are the same amount, the security deposit is held through the end of the lease term to account for any reconditioning, damages, and cleaning in the apartment.

Q: When should I expect my security deposit to be returned?
A: Security deposits are usually mailed out approximately 60 business days after the lease expiration date.

Q: Can my roommates and I move into the apartment early?
A: Early move in should not be expected.   We will attempt to accommodate you; however, the preparation of the apartment relies on several items. If you are able to move in early, you will be required to transfer the utilities early and pay pro-rated rent for the extra days of occupancy.

Q: Are your apartments furnished?
A: No. Our apartments have basic appliances (stove, refrigerator and if applicable washer/dryer hookups and dishwasher) only. Small appliances, furnishings, and linens are not provided.
